A SPEC home is a house we build without a specific buyer lined up—something we thoughtfully design and complete from start to finish using selections and layouts we know work well and show off the quality we’re proud of. These homes are built with intention, not just to sell, but to reflect who we are as builders.

Custom homes are amazing, but they’re hard to visualize on paper. Having SPEC homes available to walk through allows potential clients to experience the Buffum Homes difference in person. You’ll see the craftsmanship, the finishes, the layout flow, and all the little details that photos just can’t capture.

We strategically build a variety of our most popular floorplans as SPECs so you can see which ones feel right. Whether it’s the Oakfield, the Gloryfield Loft, or the Amtrak, you’re able to walk through them—sometimes even side by side in the same neighborhood. It’s a great way to narrow down what works for your family and lifestyle, without needing to imagine it all from a blueprint.

While SPEC homes are valuable for tours, they’re also listed as regular new construction homes for sale. This means they’re move-in ready or close to it, and they won’t sit vacant long. If you fall in love with one during a showing, it could be yours—without having to wait months for a full custom build.
