Architectural Agreement Deposit

Begin your journey with a $5,000 deposit for our design services. This deposit is fully credited back at closing, making your initial investment in custom floor plans essentially on us.

Land Contract

To reserve a Buffum Homes lot for construction, we ask for a minimum 10% down payment, with financing available for the remaining balance. This step guarantees exclusive ownership rights to the lot, preventing any one else from purchasing it. If you already own a vacant lot and wish for us to build on it, you can bypass this step.

Cash Payments

Paying in cash installments helps you avoid financing costs and keeps things simple.

Construction Loan

Secure a construction loan from your lender for the project. We’ll draw funds from the bank at various stages to keep the build progressing smoothly.

Buffum Homes Financing

We provide a flexible financing solution customized to fit your needs. This includes builder direct financing for the construction phase, streamlining the process and often enabling projects to commence earlier than with traditional bank loans. Our financing covers most of the construction costs until the Certificate of Occupancy (C of O) is secured. After obtaining the C of O, the final closing with your lender can be scheduled. Utilizing our own banks and credit lines, we offer this financing for a flat fee of approximately 1.5% of the total construction contract. This straightforward approach is highly appreciated by many homeowners seeking flexibility.

Additional Services

Purchasing Property

We can purchase vacant lots for you, eliminating the need for upfront cash. Simply sign a letter of intent and put down a deposit towards the lot purchase. We’ll finance the balance until your home is complete.

Selling Your Home

If you live in the Grand Rapids area, let us help you sell your home. With our real estate license, we offer a reduced listing commission of 2%, compared to the industry standard of 3%, saving you thousands of dollars.
