Understanding Your Custom Home Building Timeline

One of the most common questions we hear at Buffum Homes is, “How long will it take to build my home?” The answer depends on several factors, including the size and style of the home, the scope of work, and the details of the project. While every home is different, understanding the steps involved can help you plan ahead and set realistic expectations.

When Does the Construction Timeline Begin?

When we discuss a construction timeline, we typically estimate the time from the date of excavation, or “dig,” through the completion of the home. This is the active construction period, when your home begins to take shape.

However, there is important work that happens before the ground is broken. Planning for these early stages is just as important as understanding the construction schedule itself.

Planning Ahead Before Construction

Before construction can begin, several steps need to be completed. The time required for these steps can vary depending on the project and the people or organizations involved.

Some of the key factors to consider include:

  • Home design: The design process depends on your preferences, the complexity of the home, and the architect’s availability. Starting early can help keep your overall timeline on track.
  • Contracts and paperwork: Finalizing plans, signing the necessary documents, and completing other preliminary requirements must happen before construction can move forward.
  • Permits and approvals: Depending on the property, you may need permits, HOA or architectural review approval, or other authorizations before breaking ground.
  • Construction financing: If you are using a construction loan, the bank’s approval and closing process should be factored into your timeline.
  • Well and septic systems: Properties requiring a well, septic system, or drain field may need additional evaluations and approvals before work can begin.

These steps can add time to the overall process, but planning for them early helps reduce unnecessary delays once construction is ready to start.

How Does the Home’s Design Affect Construction Time?

Not every home takes the same amount of time to build. Generally, smaller and simpler homes require less construction time, while larger homes and more complex designs require additional work.

For example, a smaller ranch with an unfinished basement will typically have one of the shorter construction timelines. A 1.5-story or two-story home may take longer due to its design, layout, and additional construction details.

Finishing a basement can also add some time to the schedule, but it typically does not extend the timeline as significantly as you might expect. Since many of the necessary structural components and utilities are already in place, some of that work can be completed alongside other construction activities.

Of course, square footage alone does not determine how long a home will take. Architectural details, material selections, site conditions, and the overall scope of work all play a role in establishing a realistic timeline.

Planning a Timeline That Works for You

At Buffum Homes, we understand that your timeline matters. You may be coordinating the sale of an existing home, planning a move, preparing for a growing family, or working around other important life events.

That is why we encourage you to talk with us about your timing early in the process. Even if you are concerned that your desired schedule may not work, it is worth having the conversation before making assumptions.

Our goal is to partner with you to find the best possible approach for your project and your circumstances. By discussing your priorities upfront, we can work together to establish realistic expectations and identify opportunities to make the process as efficient as possible.

At the same time, we will never rush construction at the expense of quality or the integrity of your home. Building a home correctly is always the priority, and we believe the best results come from balancing an efficient schedule with the care and attention your investment deserves.

Building With Confidence

Every custom home is unique, and every project comes with its own set of considerations. While we can provide estimates based on our experience and the details of your project, the most accurate timeline comes from understanding the full picture, from initial design and approvals through the final stages of construction.

If you are considering building a custom home, we would be happy to discuss your plans, your desired timeline, and what you can expect throughout the process.

At Buffum Homes, we believe a successful building experience starts with good communication, thoughtful planning, and a shared commitment to doing things right.
