Who’s Involved in a Custom Home Project? Understanding the Paperwork Behind the Build
Building a custom home involves much more than choosing a floor plan, selecting finishes, and watching the house take shape. Behind the scenes, there are several people working together to make sure the financial, legal, and administrative pieces of the project are handled properly.
At Buffum Homes, we work closely with our clients and the other professionals involved in their project to keep everything moving toward one common goal: getting your home completed, the paperwork finalized, and the project ready to close.
So, who exactly is involved?
1. The Homeowner
It all starts with you.
As the homeowner, you are the decision-maker throughout the process. You work with the builder to establish your budget, choose your homesite, finalize your home design, make selections, and ultimately enter into the construction contract.
From the paperwork side, you may also be responsible for providing financial information to your lender, signing construction and loan documents, reviewing project costs, and completing the documents necessary for closing.
While there are several professionals involved, the homeowner remains at the center of the process. The builder and other parties are there to help guide you through their respective areas and make sure everyone is working from the same information.
2. The Builder
The builder is responsible for bringing many of the pieces together on the construction side.
At Buffum Homes, that means working with you to establish the scope of the project, prepare the construction contract, coordinate plans and specifications, manage the construction process, and communicate with the various professionals involved.
We also work alongside lenders, appraisers, title companies, and other parties as needed to provide documentation, answer questions, and help make sure the project stays on track.
Our role isn’t limited to building the house. A significant part of building a custom home is coordinating the paperwork and information that allows the project to move from an idea to a completed home.
3. The Lender
If you are financing your home, a lender will be an important part of the process.
Construction financing is different from a traditional mortgage on an existing home. During construction, the lender is working with you to establish financing for the project and will typically need information from the builder regarding the construction contract, plans, specifications, budget, and other project details.
Buffum Homes also offers in-house financing options for the construction loan, giving clients another avenue to consider when financing their build.
Whether you use Buffum’s in-house financing or work with an outside lender, the construction loan is designed to fund the building process. As construction progresses, the lender may also be involved with construction draws and verifying that the project is progressing according to the agreed-upon plans and budget.
What If You’re Paying Cash?
If you are paying for the construction of your home entirely with cash and do not plan to use a mortgage, you may not need a lender involved during the construction process.
However, if you will ultimately be financing the completed home with a traditional mortgage, a lender will eventually become part of the transaction. In that situation, the lender, appraiser, builder, and closing team will all need to coordinate the information necessary to finalize the mortgage and get the home ready to close.
In other words, you may not need a construction lender, but a lender will typically still be involved if you are taking out a mortgage on the completed home.
4. A Realtor
A Realtor can be a valuable part of a custom home project, particularly when it comes to finding and purchasing your homesite, evaluating the property, negotiating a land purchase, or helping you understand the real estate side of the transaction.
That said, working with a Realtor is not a requirement to build a custom home with Buffum Homes.
Some of our clients come to us through their Realtor, while others come directly to Buffum Homes and work with us throughout the process. We are comfortable working either way.
If you already have a Realtor you trust, we are happy to work alongside them. If you do not have a Realtor, you do not need to find one simply because you are building a custom home with us.
The important thing is having the right people involved for your particular situation.
5. The Appraiser
The appraiser plays an important role when a home is being financed.
An appraiser provides an independent opinion of the property’s value. For a new custom home, this can involve reviewing the plans, specifications, proposed improvements, homesite, and comparable properties in the area.
The appraisal helps the lender determine whether the proposed project supports the amount being financed.
This is one reason accurate plans, specifications, pricing, and documentation are so important during the early stages of a custom build. The more clearly the project is defined, the easier it is for the various parties to understand exactly what is being built.
6. The Title Company and Closing Team
As the home nears completion, the focus eventually shifts toward closing.
The title and closing professionals help prepare the documents necessary to transfer ownership and complete the financial transaction. They may also coordinate with the lender, builder, and homeowner to make sure outstanding items are addressed before closing.
There can be a lot of moving pieces at this stage, including final numbers, lender requirements, title work, builder documentation, and other closing requirements.
The goal is for everything to come together so that when the home is ready, the paperwork is ready too.
How Everyone Works Together
One of the biggest misconceptions about building a custom home is that the builder is working independently while everyone else handles their own piece.
In reality, there is a significant amount of coordination between the homeowner, builder, lender, Realtor when involved, appraiser, title company, and other professionals.
For example:
The homeowner makes decisions and provides the necessary financial and project information.
The builder establishes the construction scope, contract, plans, specifications, pricing, and construction documentation.
The lender handles financing and construction funding when applicable.
The Realtor can assist with the real estate side of the transaction, particularly the homesite, when the client chooses to involve one.
The appraiser provides an independent valuation of the proposed property.
The title and closing team brings the transaction together at the end of the process.
Each party has a different responsibility, but all of them ultimately need to be working from the same information.
Building a Custom Home Is a Team Effort
There is a lot that happens before you ever walk through the front door of your finished home.
